Tibbalds prepared and submitted a detailed planning application for a mixed-use development of a 39-storey residential tower and 10-storey office building at the prominent island site of 100 City Road on Old Street roundabout. The officer’s recommendation for approval was overturned by members at committee. Tibbalds coordinated a planning appeal and provided planning evidence at the public inquiry. The appeal was successful.
The site was subsequently acquired by Derwent London, who decided to pursue a commercial-led scheme. Tibbalds were appointed to advise on the planning strategy alongside architects Allford Hall Monaghan Morris (AHMM). Working through an intensive PPA process with Islington planners, Tibbalds coordinated, prepared and submitted a new planning application comprising a 17 storey office building fronting Old Street roundabout; refurbished and small scale infill office buildings with active retail frontages along City Road and Featherstone Street; new residential dwellings along Mallow Street and a new public space at the heart of the development. Planning permission was granted in October 2011.
