Camden Council are starting a process of developing new homes across the borough on surplus and underused land. Two estates identified early in this process are the Tybalds and Bourne Estates in the Holborn area of central London.
Tibbalds was appointed to lead a multidisciplinary team to deliver the estate regeneration. Our role has included:
- de-risking the project by commissioning surveys and site investigations at an early stage;
- developing the initial planning strategy, which addressed listed building and conservation area issues; and
- running a design competition to appoint architects, based on a brief informed by the planning strategy and outcome of the surveys.
Tibbalds have led on the urban design, planning and project management of the schemes to help ensure that high quality places and buildings are created in underused and under-utilised parts of the two estates.
The delivery of the schemes works on the basis of a small number of new private homes paying for a larger proportion of affordable and shared ownership homes. The Councils intention is that the programme will deliver flagship affordable housing that will endure as well as the best social housing has over the last century.
