The Wixhams (Formerly Elstow Garden Villages)

Over a number of years members of the Tibbalds team developed a masterplan for a 5,000 new home settlement on a former munitions works to the south of Bedford using the principles of the Garden City movement.

The new town has been conceived as 4 village quarters, each with a strong character based on open spaces, tree lined routes and carefully planned entrance sequences.  Tibbalds analysis of existing garden villages and towns, and the original objectives of the Garden Cities Movement helped inform the masterplan strategy and made good use of this highly influential housing model.

Tibbalds’ masterplan has remained as the basis of the site’s development over the past decade and the first homes are now occupied.
