Taylor Wimpey secured outline planning permission for a 3,300 home extension to Didcot at Great Western Park. The conditions require the submission of ‘Framework Plans’ for each of the development’s three districts prior to reserved matters applications. These Plans must set out a clear vision for the character of each district, and provide detailed design guidance that will ensure a high quality, coordinated development.
Tibbalds worked in close collaboration with the three local authorities involved to produce Plans that:
- overcame concerns that the local authorities had with a previous consultant’s approach, where the Plans did not create a sufficiently distinct character and failed to provide robust guidance;
- reassured Taylor Wimpey that Plans acceptable to the Local Authorities could still provide enough flexibility to accommodate a range of design approaches; and
- ensured that local people were supportive, by holding a series of consultation workshops and exhibitions.
The local authorities have found the Framework Plans to be useful tools in assessing applications and Taylor Wimpey has found the coordinated approach has helped improve consistency and design standards.
