The Old Dairy, Wakefield Street, Camden

This project will transform a derelict former dairy in the heart of Bloomsbury Conservation Area in Camden into a new ‘hub’ for the creative arts, combining:

  • high quality, flexible workspaces;
  • a gallery with a café bar; and
  • residential.

WX Investments appointed Tibbalds as planning consultant, working alongside architects S333, to deliver a contemporary scheme that sensitively addresses the site’s many challenges, principally its relationship to: the Conservation Area; the adjacent listed terrace; and the Grade II* listed St George’s Gardens to the south.

In addition to the very significant heritage issues, the scheme required careful design to respect the daylight / sunlight requirements of adjoining properties, and ensure that noise would not affect residents.  We undertook extensive consultation with adjoining residents to allay their fears and take their views on board where possible.

An initial application was refused. Based on this refusal we worked closely with residents to produce a revised proposal. A second application was submitted, which had the unanimous support from residents and detailed consent was secured.
