Bucklers Park Design Code, Crowthorne
From outline consent to delivery
Working collaboratively with Bracknell Council and L&G Homes we produced a composite masterplan and design code. These were carefully tailored to provide certainty on design quality to the Local Authority and enough flexibility for L&G to deliver a commercially viable development.
We’d been struggling in a mire of legislation and planning hold ups for quite some time. We brought Tibbalds on board and we’re very happy with the outcome.
We were appointed to develop a composite Masterplan and produce a Design Code to bridge the gap between the Outline planning consent and Reserved matter applications.
The development of the former TRL site - a vehicle testing facility - involved the vision for 1,000 new homes, a primary school, community facilities, a neighbourhood centre and a number of open spaces which connect to the rich surrounding natural environment and encourage community activity as well as biodiversity.
The masterplan itself takes numerous design cues from the former TRL site it replaces, re-establishing historic links such and introducing new ways to strengthen and activate the area such as a neighbourhood centre. A number of seasonal green streets run through the site north to south, linking the north of the development to the SANG – a large tract of protected green space.
During development of the design code we engage the community and seek their input and comments.
The design code forms the basis of ensuring that development adheres to the masterplan vision and upholds a robust level of quality.
The Design Code was required as part of a planning condition and its approval was essential to delivery. We met a challenging programme and unlocked the development to allow construction to start.
The Design Code has been approved and is used for Development Management purposes. Development is under construction.
