Working closely with architects, Southwark Council and the NHS, we successfully brought a scheme for a new secondary school and community health centre through planning.

Bringing new life to the community through regeneration of its assets

The development constitutes a major regeneration of a community asset by Southwark Council and the NHS. It includes:

  • A new secondary school (Charter School, East Dulwich) to meet the increased demand for places in the local area.
  • A new health centre to replace the existing hospital, providing primary care and community health services.

The two projects were planned together to ensure that the site was redeveloped in a coherent and comprehensive way. Working closely with Feilden Clegg Bradley Studios and Murphy Philipps Architects, the Tibbalds team undertook a rigorous exploration of the complex planning and design issues associated with this important site, including a wide array of technical work, extensive discussions with Southwark Council officers and a programme of engagement with the local community and other stakeholders.

The key issues that were resolved included:

  • Integrating new development with the retained core of an existing Victorian hospital building.
  • Safeguarding amenity of neighbouring residents.
  • Managing pedestrian and vehicular access within the constraints of the local street network.
  • Enabling the school to meet its development needs on a phased basis, whilst ensuring continuity of health care provision on the site.

Tibbalds prepared and submitted full planning applications for both the school and health centre. These were unanimously approved by Southwark Council and are under construction.
