A new mixed neighbourhood comprising new and refurbished workspaces for light industrial users, artists and small businesses, new mixed tenure homes and a vibrant new public realm.
The existing buildings have reached the end of their economic and design lives. They do, however, house a number of creative industries.
Working with the existing community, Workspace sought to develop a new mixed use quarter comprising residential, flexible workspace and studio space suitable for both existing and new tenants.
The residential development helped to cross subsidise the delivery of new and refurbished workspace and helped establish the area as an important new mixed use destination.
The site is a protected employment site and hence the mixed-use regeneration involved a departure from adopted planning policy. Securing a planning consent involved complex discussions in relation to viability, business continuity and new employment creation.
Detailed planning consent for the scheme was granted in May 2013.
