Delivering new community-led homes in Southwark
Marklake Court consists of 27 new high quality social-rented homes on a former garage site in Kipling Estate, Southwark. The design and development process was led by the local community resulting in a building that has been embraced by residents. Tibbalds guided the proposals through the planning process.

The project has helped to bring the community together. The co-design process enabled residents to view the development of new homes as having a positive effect on the estate.
Marklake Court represents a highly innovative approach to the planning and design process.
The design has been led by local residents, who formed the Leathermarket Community Benefit Society, to develop new permanently social-rented homes that are purpose-built and reflect the needs and requirements of residents.
From informing the development brief, to attending a number of workshops and exhibitions to input and feedback on design, the process has allowed the community to take ownership of the new buildings, creating an important asset within the estate.
The proposals were subject to extensive discussions with Southwark both in their capacity as Local Planning Authority and also as landowner in the run up to the planning application submission. Through these discussions additional benefits of the scheme were suggested and included in the application. For example, improvements to the communal garden on the existing estate were proposed, helping to tie the new proposals into the existing estate and provide benefits to the wider community.
